A winding road with the Atlantic Ocean breeze in your hair leads you to Villa Kaia. Round a bend and suddenly you see its cool white façade.

The design is synonymous with contemporary modern Spanish architecture, bringing another slice of designer luxury to Atlanterra.

In contrast, the surrounding scenery is far from modern: four ancient olive trees planted around the villa, an emerald pine forest backdrop, and the azure ocean and virgin sand beaches, are a reminder of the wild and natural Atlantic landscape of the Costa de la Luz.

The interiors of Villa Kaia are pure perfection. Designed by international interior designer, Jose Antonio Flores. Every room is infused with light with floor to ceiling windows that perfectly frame the Atlantic view.

The spectacular double height entrance leads into the main living space, where you are immediately greeted by one of the four ancient olive trees planted beyond a full length glass panel.

The ground floor accommodation is seamless with a huge living room and kitchen to the left, and an office and principal bedroom to the right.

A lift takes you up to two immaculate en suite bedrooms on the first floor and down to an exceptionally thought out private gym.

Downstairs, the TV snug is fitted with two sofa beds and can be adapted to a fourth bedroom perfect for children.

The Costa de la Luz (Coast of Light) is noted for its sublime sunsets over the Atlantic Ocean, and Villa Kaia’s elevated position is the perfect viewpoint.

We recommend you head up to the roof terrace if you want to capture the ultimate Instagram shot at sundown!

During the day, take a dip in the 13metre softwater infinity pool and then bask in the warmth of the Spanish sun as you relax on the decked sun terrace with its manicured lawn surround. We love the upstream shower jet for cooling off: powered by the touch of your foot.

The covered lounge terrace is the perfect place to curl up with your summer holiday read and a morning coffee; or sip a glass of chilled white wine from one of the local bodegas of Sanlúcar de Barrameda before dinner is served by your chef* on the outdoor dining terrace.

The open-plan living room features a wall of windows to the front which perfectly frame the pool garden and Atlantic view.

Spacious and filled with light, the room is divided into a central seating area with two sofas where you can relax and enjoy the view and a cosy TV snug with two chaise lounge chairs and a fireplace: perfect for autumn-winter stays.

The entrance side of the living room features floor to ceiling windows with views to the pine forest, a second olive tree and the Mediterranean shrub front patio. Peaceful foliage prints adorn the wall space between the windows which perfectly complement the view beyond.

On the lower level, you find a second TV snug adjacent to the gym. Furnished with two ultra-comfortable chaise longue chairs. This is the ideal snug for children and teenagers and can be adapted to make a fourth bedroom.

Located in the chef-quality kitchen and surrounded by three glass walls and sliding doors out to the terrace, the indoor dining table is a seamless extension of the huge central granite island. Seats eight guests.

Step out from the kitchen to the wood decked summer terrace with a dining table to seat 8 guests where you can dine on exquisite Almadraba tuna (local delicacy) whilst soaking up the exquisite Atlantic sunset.

The owners of Villa Kaia work abroad. They are not native to Cadiz but like so many, the area became their happy place, and they built the villa as a retreat for total relaxation.

Every room is designed to perfection with gorgeous furnishings and a soothing décor which will transport you to a pure state of zen during your stay.

Outdoors, you can choose from a relaxing poolside sunbed, the covered lounge terrace or head up to the roof terrace for a spot of sunrise meditation and yoga.

Principal Bedroom 1: The ground floor principal bedroom is very special. With three walls of full length windows (plus sliding doors to terrace), you’ll wake up and fall asleep to the sound of the Atlantic waves crashing on the shore.

Furnished with a 2mx2m (emperor) bed, 2 bedside cabinets each with gorgeous Ebb & Flow hanging pendant lights overhead and full length mirrors each side. An armchair is perfectly positioned to soak up the view and there is a separate walk-in wardrobe/dressing area.

The en-suite features a free standing oval resin stone bathtub and matching double wash basin with floating cabinets underneath. A central wall hides the walk-in rain shower with herringbone tiles and a toilet.

Guest Bedroom 2: Located on the first floor. This sea view bedroom is furnished with a 160cm bed featuring a headboard with integrated bedside tables, a wall of integrated wardrobes and a workspace. Sliding doors lead out to the terrace.

The en-suite bathroom is equipped with a large walk-in rain shower, resin stone single washbasin with floating cabinet underneath and a toilet.

Guest Bedroom 3: Located on the first floor, this sea view bedroom is almost identical to bedroom two. Furnished with a 160cm bed featuring a headboard with integrated bedside tables, wall of integrated wardrobes and a workspace. Sliding doors lead out to the terrace.

The en-suite bathroom is equipped with a large walk-in rain shower, resin stone single washbasin with floating cabinet underneath and a toilet.

Guest Bedroom 4: A fourth bedroom can be prepared in the lower level TV snug. There are two chaise longue single sofas which can be converted into two single (110cm) beds or put together as one large double (220cm) bed. They have been handmade to meet multipurpose requirements as both day sofas and comfortable.

There is a lower level bathroom which is shared with the gym, equipped with a large walk-in rain shower, single washbasin with floating cabinet underneath, and toilet.

Light Housekeeping

Your rental includes a complete clean and linen change every 7 days, plus additional light housekeeping in 2 visits during the week (housekeeping does not include kitchen clear-up). Additional housekeeping hours can be booked and paid for in advance to cover things like after-dinner clearing up or personal laundry.

If you want to discover the authentic personality of Andalucía: to admire its natural beauty, savour the region’s exquisite gastronomy and understand the passion and pride for the region that every Andaluz wears on their sleeve, Cadiz delivers on all levels.

From white villages to endless beaches, Cadiz is the best kept secret in southern Spain and Villa Kaia enjoys the perfect location to discover everything it has to offer.

Situated in Urbanisation Atlanterra on the border between Tarifa and Zahara de los Atunes on the Costa de la Luz, Villa Kaia enjoys an almost equidistant position between the Cadiz-Malaga border to the east, and magnificent Cadiz city to the west.

There are a smattering of hotels, restaurants and mini supermarkets in Atlanterra itself, however you’ll want to head to Zahara de los Atunes (15 mins) for a better selection of amenities.

Zahara de los Atunes is a family friendly destination renowned for unspoilt beaches, laid-back atmosphere and as its name suggests (Sahara of the Tuna), the famous Almadraba Red Tuna (Ruta del Atun).

Where, neighbouring Tarifa is renowned for its bohemian vibe and eclectic nightlife, Zahara de los Atunes has taken a step back, choosing a more subtle approach to life. The town is petite but highly populated with restaurants (in town and on the beach), cafes and bars.

If beach days are an essential part of your holiday, Villa Kaia and the Costa de la Luz won’t disappoint. The villa overlooks two unspoilt beaches – Playa de los Alemanes to the east, and Cabo de Plata to the west.

Whilst Playa de los Alemanes (750m/13 min walk) is almost virgin-like with few visitors; Cabo de Plata (3kms/7 min drive) which merges with Playa Atlanterra and onto Playa de Zahara is a popular water sports beach and has a couple of good beach restaurants dotted along the way. If you are feeling energetic, take a stroll over the headland (19 mins) to Playa del Cañuelo, a ‘clothing-optional’ beach.

In fact, the Costa de la Luz is famous for its Californianesque beaches, and you’ll be able to visit quite a few within a 30-45 minute drive. For beach inspo read our guide to the stunning beaches on the Costa de la Luz.

The nearest airports to Villa Kaia are Gibraltar International Airport at 89kms (1hr 29 mins) and Jerez Airport at 109kms (1hr 26 mins).
