Villa Kynthia is an elegant and spacious 6 bedroom luxury villa sleeping 12 in Estepona. It's built over three levels with rolling landscaped gardens, infinity heated* pool, games & movie room and a modern home gym.
Located in El Paraiso in Estepona, it's a private paradise of outdoor entertainment, expansive living and million-pound vistas out over the Mediterranean.
Step through the characterful Andalucian door, and into the spacious comfortable home that is Villa Kynthia. The enchanting entrance hall houses a minstrel-style gallery and radiates a graceful sense of space that sets the tone for an entire home.
It is this casual sophistication that echoes throughout Villa Kynthia. The golden Spanish sun streams through French doors and oversize windows, splashing light over every level of the house and gardens, which begins at the lower-level bodega, with its antique table and stocked wine cellar, and soars up to the penthouse-style principal suite level.
Recessed lighting and tray ceilings illuminate the living and dining rooms, which blend in a seamless dance of open plan living. Plush seating and cream-colored sofas encircle the living room’s wood-burning stone fireplace, a cosy invitation to sit down, relax and enjoy your family. In the dining room, a wrought-iron chandelier overhangs the antique table, which beckons long conversations and laughter over Andalucian delicacies and Spanish wine.
The principal suite is the epitome of this fine villa. Sprawling over the entire upper floor, this opulent retreat combines an elegantly styled bedroom and dressing room. Travertine marble scales every surface of the bathroom, criss-crossing dual sinks, a large shower and corner tub, and designated nook for spa treatments. Just off the bedroom, your private terrace overlooks remarkable vistas. On the same level there is a ample private office with two desks and lots of natural light.
The view here is more than just a pretty backdrop. It is the centrepiece of Villa Kynthia; a sight as impressive and beautiful as the house itself. At your feet sit 280º of the most stunning views in Andalucia: rolling Marbella countryside and golf courses, the blinking lights of the coast, the majestic Sierra Bermeja mountain, and the sparkling Mediterranean coastline, its gentle waves stretching over the sea and south to Morocco and Gibraltar.
When you arrive at the sprawling Villa Kynthia, it’s immediately obvious that the view is unbeatable: stretching as far as the eye can see, an incredible 280º panorama sweeps over golf courses and sun-splashed Andalucian countryside, skimming the Estepona Mountains and the coastline of the New Golden Mile before tumbling into the Mediterranean. The seascape touches Gibraltar, Morocco and the coastline of northern Africa.
Yes, this view is unbeatable. And yet, Villa Kynthia is up to the challenge.
Sitting close to the Hotel El Paraiso, the villa’s spacious outdoor areas centres on the refreshing infinity pool, its cerulean blue playing complement to the manicured garden’s deep green foliage and jewel-hued blooms. Three levels of established terraced gardens with painted arbours in white wisteria, a lush lawn and walls full of climbing bougainvillea make for a peaceful place to steal away.
From the dining room and living room doors open onto the main terracotta terrace. It offers sun, shade, sun-loungers to soak up the rays, the infinity pool, wraparound sofa in a covered terrace and outdoor BBQ and dining area: all facing those fantastic views. Pool heating available for a small supplement.
An Argentinean asador, or grill, and ample outdoor seating invite you to dine al fresco. And as the sun goes down, a glass of Spanish wine in your hand, one thing is sure: you won’t want to head indoors for supper. Or ever.
On the main floor, the spacious living room features cream-coloured sofas around the stone fireplace, dining area and leading directly out to the main poolside terrace. Off this main living area is the cosy TV room, designed for family time with a comfy corner sofa. The pool is just outside for when you fancy cooling off!
A shaker-style family kitchen offers deep grey granite worktops and a central cooking island with five ceramic rings, and is fitted with kitchen conveniences including an espresso machine and ice maker.
The kitchen sits just off the dining area and its antique table with seating for 12. An open plan assures stunning views from the dining room over the outdoor terrace, with space for dining al-fresco and Argentine grill. An additional breakfast table is located downstairs, in the lower-level garden off bedroom six.
The villa’s spacious, shady terraces, flowering gardens, sun-filled lawn, and swimming pool offer perfect spots for relaxing.
Panoramic views are on display and the grounds of the villa are completely private thanks to tropical plants and palms. Sun-loungers offer poolside seating, while a shaded area houses outdoor sofas and dining for 12. The mature, terraced garden spans three levels of spring and summer blooms; wisteria, bougainvillea, and more, which the gardener keeps immaculate.
On the lower-ground floor, an enormous games room is equipped with a home cinema, pool table and table tennis, as well as comfortable sofas, while the bodega is perfect for adults to enjoy a wine tasting with the LVC Sommelier.

Villa Kynthia is one of those gorgeous hidden-away villas that you don’t expect to be there. Tucked away behind San Pedro, its an easy hop to all that the coast has to offer – but oh so welcoming when you come back from a hard day on the beach!
What makes it a perfect getaway for all the family is having six spacious bedrooms, a games room, gym and TV den for the kids, handy ground floor bedrooms for the grandparents, not to mention having a housekeeper on hand to keep it all ticking along smoothly!

Guest reviews
We have rented villas over the last ten year and often have apprehensions whether the villa would match what we wanted, Villa Kynthia met and exceeded expectations, it definitely had a “WOW” factor.
For the three couples who rented we all agreed that it proved to be the cornerstone of our vacation experience. The villa easily handled our need for space, the furnishings were both professional and comfortable, the kitchen had everything a ‘cook’ would desire and the patio/pool were breathtaking. Overlooking the sea and mountains was outstanding, we could, and did, sit for hours enjoying a glass of wine and the view. The villa was impeccably clean and the location was very quiet.
Our housekeeper/house manager Souaad was simply wonderful as was her husband Youseff and, indeed, she made one of her specialty dinners for us…what a treat. They were truly an added value during our visit.
We could not have been happier with our stay at Villa Kynthia and would highly recommend it to anybody. I also appreciated the professionalism, support and great communication from Kirsten, Lindsay and team.

Friends Summer Break
My recent vacation in Spain was elevated to extraordinary heights by my stay at this stunning villa. From the moment I arrived, I was greeted by warmth, comfort, and luxury in every corner.
The villa itself is a jewel, a masterful fusion of traditional Spanish architecture and modern amenities. The rooms are spacious, immaculately clean, and tastefully decorated, with comfortable furnishings that create a warm, inviting atmosphere. Every window offers breathtaking views that truly encapsulate the vibrant spirit and allure of Spain.
The outdoor space is as impressive as the interior, offering ample lounging areas, a sparkling pool, and verdant gardens. The villa's location is remarkably convenient, but you might find yourself reluctant to venture far from such a serene and captivating environment.
The exceptional service provided by the staff was a highlight of my stay. From our concierge, driver, and housekeeper/cook, they were always prompt, polite, and knowledgeable.
Our concierge made what seemed impossible possible with her tenacious attitude and providing many options to accommodate everyones interests. Our excursions and dinner reservations exceeded our expectations.
Our driver had excellent navigation skills and interesting recommendations which made our trips around town a breeze and greatly enhanced our exploration of Spain.
Meanwhile, our, our cook and housekeeper, was a gem. Her culinary prowess was apparent in every meal, from the mouthwatering local delicacies she prepared to the comforting, home-style dishes we craved.
In addition to cooking up a storm, her housekeeping skills ensured the villa remained pristine throughout our stay. Always cheerful and professional, her dedication to our comfort was evident in her meticulous attention to detail.
I cannot recommend this villa enough. Whether you are planning a family vacation, a romantic getaway, or a solitary retreat, this villa offers a perfect balance of comfort, elegance, and authenticity.
The commitment of the staff delivers a flawless guest experience adds to the charm of this incredible property.
In conclusion, this Spanish villa provides an exceptional stay that is a blend of luxury and a genuine touch of local culture. My experience was nothing short of extraordinary. I look forward to the day I return.

Early Summer Family Holiday
We had a wonderful stay at Villa Kynthia. It was a beautiful villa that lived up to our expectations in every way. It was extremely well equipped. There was also plenty of space and seating areas for 14 people to spread out and chill. The gym and games room were an added bonus that the family made use of every day.
The villa was spotless with all requests carried out and the pool was heated to a comfortable temperature in readiness for our arrival. We received a warm welcome from the housekeeper (Souaad) who gave us a tour of the property and shopped with us for two meals that she prepared and cooked. She was always available via WhatsApp to attend to anything we required doing.
The service at the villa was excellent. The housekeepers even bought a new cot and high chair for our youngest grandchild of 9 months.

Early Summer Family Holiday
We really enjoyed the villa and a BIG Thankyou to the team for organising such a wonderful stay. I must confess the boat trip was the highlight and would fully recommend to future guests that they book the boat. It was worth every penny as they say. Can you pass on our thanks to Youseff and his wife. They made the stay so wonderful we wanted to take them home with us….
Villa Kynthia is a perfect addition to our Family Villa Collection, with six bedrooms and six bathrooms (five ensuite) over three floors, in a spacious 1130m2 property (12,150 square feet), there is ample space for multigenerational families, extended family, or even two families traveling together.
Children will love the games room with pool table, table tennis table and cinema screen, while the dual-living rooms on the main floor are also perfect for families with children.
The established garden is ideal for little explorers and outside lawn games.
We are also proud to offer Villa Kynthia as part of our Character Collection; this private house has a olive tree-lined grounds, Spanish antiques, and meticulously manicured gardens overflowing with bougainvillea, wisteria and other blooms. The incredible views extend to Marbella’s New Golden Mile, the Mediterranean and south to Africa.
Villa Kynthia sits in El Paraiso, overlooking the stunning hills and mountains that reach towards Estepona, and views that extend to Gibraltar and the coast of Africa. This is a desirable, leafy, residential suburb of Estepona, though in reality, you are closer to the chic beachside town of San Pedro with its family-friendly boulevard and excellent eateries.
There are also some fabulous local restaurants located a mere five-minute walk from the villa and slightly further afield in Estepona itself, perfect for mixing up evenings when you don’t feel like staying closer to home.
Where Marbella offers glamour and refinement, the area surrounding Estepona and San Pedro has become the destination of choice for visitors looking for understated luxury. The surrounding lanes to Villa Kynthia are home to multi-million pound mansions, so you are in very good company.
If you fancy a walk, there are a couple of restaurants just a few minutes’ walk from the villa, and the nearest commercial centre with more restaurants and a supermarket is about 1km away, which takes about 12 minutes. The nearest beach at 2km away takes about 20 minutes making use of the footbridge, but there are also many fantastic options within a 10-minute drive from the villa in either direction.
Further along the main road is the pretty town of Estepona, or try heading inland to Benahavis village, known for its cluster of restaurants and chef training schools: definitely worth exploring for an evening meal out.
This location offers peace and tranquillity, yet you are never too far from the beach action and excellent dining options of the Estepona and Marbella coastline.
Estepona is a traditional whitewashed town with plant filled balconies and pretty squares. There is a marina a short drive or e-bike ride from the centre of town with bars, restaurants and yacht hire too. Comparing Estepona and Marbella centres you’ll find Marbella to be a little grander (and busier in the summer months), whereas Estepona has its own Spanish charm and a makes for a pleasant day out.
In the centre of Estepona meander through several pretty squares like Plaza de las Flores, visit the orchid house and venture down to the marina. Just outside Estepona visit the Dolmen of Corominas (five prehistoric burial buildings) and don’t miss exploring the Sierra Bermeja mountains via Jeep tour or cycling or hiking. If you’re a fan of leisure cycling, then the coastal path leading east and west from Estepona is very rewarding too. For children Selwo Zoo is very popular with it’s wide range of animals and hands on experiences.
El Paraiso is: -
10 minutes’ drive from Estepona centre
5 minutes’ drive from San Pedro de Alcantara
Less than an hour away from Malaga and Gibraltar airports
15 minutes' walk is El Paraiso Golf Club – a Gary Player designed championship course
